    Buying and Selling

    As trained professionals, we will handle our clients’ transaction and guide them through the process of selling or purchasing your home. With detailed guides from the start you will be able to understand each stage you are at throughout.
    Voluntary Registration
    We would advise anyone who is aware that their property is still unregistered at the Land Registry proceeds with a voluntary registration. There are discounts given by the Land Registry on their associated fees but the main factor in going through the process is that it will make any future sale easier and the risk of any Deeds being lost irrelevant as it will all be held on the central Land Registry register.
    Property Investment 
    Due to the change in the market place you may be looking to invest your money into property. We can assist not only with the process of the transaction but also in guiding you through new Stamp Duty Regulations.
    Purchase of a Property

    Searches, which will depend on the location of the property and the Local Authority and will range from approximately £200 - £400 and if you are purchasing with the aid of a mortgage will also depend on your mortgage lenders requirements.

    However, please call us to receive a more specific quote for the property you are buying or selling and the location of the same, which will take into account your specific circumstances and financial arrangements.

    Below are some examples of conveyancing disbursements:

    For the sale of a freehold house with a postcode of CM9 for £200,000, we will charge a fee of £795.00 plus VAT.

    Sale of Freehold Property

    Sale of Property in the Maldon Area at  £375,000

    Bailey & Co. costs in relation to the transaction would be charged at £895.00 plus VAT
    (*please note that this fee is based on a Freehold transaction. If the property is Leasehold a supplement of £100.00 plus VAT will be charged in addition to the Freehold fee)

    Copy Title from Land Registry and Title Plan £6.00

    Sale of Property in the Heathfield Area at £475,000

    Bailey & Co. costs in relation to the transaction would be charged at £850.00 plus VAT 
    (*please note that this fee is based on a Freehold transaction. If the property is Leasehold a supplement of £100.00 plus VAT will be charged in addition to the Freehold fee)

    Purchase of a Property in the Maldon area at £250,000

    Stamp Duty for a First Time Buyer in relation to the stated price would be NIL in this instance but would cost £7,500 for a standard rate purchase or £7,500 if this property is a property being purchased as an additional property.     Land Registry Fee for the price of £250,000 would be £150 (unless the property is unregistered or a New Build/Transfer of Part which the Land Registry will charge a fee of £330. The scale fee applicable can be found www.gov.uk/guidance/hm-land-registry-services-fees

    Purchase of a Property in the Heathfield area at £350,000

    Bailey & Co. costs in relation to the transaction would be charged at £775.00 plus VAT 
    (*please note that this fee is based on a Freehold transaction. If the property is Leasehold a supplement of £100.00 plus VAT will be charged in addition to the Freehold fee)

    Stamp Duty for a First Time Buyer in relation to the stated price would be £2,500 in this instance but would cost £7,500 for a standard rate purchase or £18,000 if this property is a property being purchased as an additional property.     From the information that you provide us we will be able to give a more precise and bespoke estimate on matters such as searches, stamp duty and Land Registry fees. Buying or selling a property would normally take approximately 6 to 8 weeks, however, this process may be longer if you are part of a chain of transactions of multiple sellers and buyers.
